The reason is simple: the most expensive problems in a house aren’t obvious at first glance.
Below is my practical checklist that I recommend bringing with you to every home showing in the U.S.

1. Water Heater

The first thing to check is the manufacturing date. It’s listed on the sticker on the unit.

  • Average lifespan: 10–12 years
  • If the water heater is over 10 years old, replacement is almost inevitable

💰 Potential cost: $3,000–8,000 👉 A great negotiating point or reason to request a seller credit.

2. Electrical Panel

Ask to open the electrical panel or take a look inside yourself.

Pay attention to:

  • Federal Pacific
  • Zinsco
  • fuses instead of circuit breakers

These are outdated and potentially dangerous systems that many insurance companies won’t accept.

3. Ceiling Stains

Yellow-brown stains are almost always a warning sign:

6. Foundation Cracks
